Proposals for Major Renovations of the Scarborough Town Centre

It’s no surprise that Toronto’s eastern end of the city, Scarborough, is undergoing a rapid urban transformation. With proposals for many pre-construction condos, renovations of existing commercial spaces, and facilitated transit, this area is at its prime. Amidst the myriad of proposals and plans, the massive renovation planned for Scarborough Town Centre catches the eye the most. This master plan seeks to transform the suburban shopping mall to an urban centre, creating a buzz of excitement amongst investors and Scarborough residents.

Scarborough Town Centre is already the greatest regional shopping mall in the eastern end of Toronto. The centre receives more than 23 million shoppers per year, is home to a multitude of retail tenants, and is located conveniently adjacent to Highway 401.

Oxford Properties Group, the owner of Scarborough Town Centre, submitted an application to the City on November 23rd, 2018, seeking redevelopment of the centre. Working closely together will be ABBARCH Architecture Inc. and CallisonRTKL on the design of the centre.

This is only part of a larger multiphase master plan involving the addition of approximately 36 high-rise residential towers, a major grocery store, and private parks.

The first phase of this ambitious redevelopment includes the addition of a new retail and entertainment complex across from the former Sears building at the northeast corner of the centre. This complex will be a relocation of the existing Cineplex movie theatre, currently located at the southeast corner of the mall, which is to be demolished to make space for the new Scarborough Centre subway station. The purpose of this relocation is to prevent any disruptions to the theatre while the new subway station is in the process of construction.

Proposals also include a renovation and transformation of the current Sears to make way for new retail spaces. The redeveloped Sears will imitate the same design of the new retail and entertainment complex. A new pedestrian walkway will link the new retail and entertainment complex with the renovated Sears space.
