One Forest Hill by North Drive Investments

Initial proposal for this project (located at 200 St. Clair Avenue West) was submitted to the City of Toronto in 2016 by Stafford Developments. The initial projection was to construct the building at 15 stories which was opposed by the City of Toronto & nearby neighbours. However, with months of deliberation and input from the OMB, a final plan for a 12-storey building with 110 condominium units have been approved. The previous developer (Stafford Developments) had pre-sold the site to North Drive Investments upon such approval from the OMB. Much details have been altered from the floorplans, unit size, project name and more. The majority of the changes encompass the minor downsize in number of units with an increase in square footage per unit to better reflect the lifestyle of the trendy, up-scale Forest Hill community.

Architect Richard Wengle meticulously designed One Forest Hill to reflect the sophisticated class of the traditional buyer who holds a love for classical architecture, while complimented with touches of contemporary design. Brian Gluckstein finishes the project with the beautifully designed interior of One Forest Hill.

Interior finishes of limestone, marble & bronze are all incorporated by Art Deco Architecture throughout suites. The 43 floor plans have been redesigned to allow natural light to compliment the open spaced layouts of each unique unit. Amenities provided include 24-hour concierge with 18-hour valet, lobby lounge, reception parlour, fitness room, ballroom, and fireside BBQ terrace. Located in one of Toronto’s most affluent neighbourhoods, this project was design to cater to the empty-nester demographic. Architect Richard Wengle perfectly stated,

“For the purchaser, moving into a boutique community like this is not about downsizing, but more about the reorganization of their living spaces. Some purchasers might have the same size apartment as their single-detached house, but instead of sex bedrooms, they might have a grander dining room or his-and-her bathrooms. It’s about reallocating the way you live- rightsizing rather than downsizing”.

The collection of 43 units range from 1,750 square feet to above 3,000 square feet ranging in the $2.5 millions. A significant feature offered in this project is the customizable floorplans allowing purchasers the option to combine suites to create even more versatility to better accommodate their desired lifestyle. This project holds dear to Richard Wengle & Brian Gluckstein as they lived through their best childhood memories growing up in Forest Hill.
